On behalf of the Fawn Ridge Owners Association (FROA), the Board of Trustees welcomes you to the neighborhood!

Fawn Ridge is a non-profit corporation, chartered under the laws of the state of Ohio. Membership in the FROA is mandatory and each owner automatically becomes a member of the Association, entitled to one vote for each lot owned. The affairs of the Association are managed by a Board of three (3) trustees - a President, Vice-President, and Secretary. The Association is governed by the Declarations of Covenants, Conditions, and Restrictions and operated according to the By-Laws of the corporation. Please take a few moments and familiarize yourself with the documents completely.

The FROA was established to protect your investment in your home. That includes maintaining and enhancing the common areas, the pond and storm water facilities; disbursing funds for routine maintenance, taxes, insurance, legal services, and office expenses; enforcement of restrictions; and collection of assessments.

Why is a homeowner's association valuable? The FROA covenants and restrictions, which guide how homes look and what can be done to alter them, were put in place to protect the value of your home. While covenants and restrictions may seem limiting, estimates are that property values in a subdivision where covenants and restricts are not enforced can fall as much as 20 percent. Consider how you would feel if your neighbors left garbage in their yard or never cut their grass or left construction projects unfinished or left their cars and boats parked in their yards permanently.

If you intend to make any improvement to your property, we ask that you submit a home improvement application to asc@fawnridgehoa.org. If you plan to add a deck, shed or fence, you will also need approval from the City of Fairborn. The process will go smoothest if you complete the City of Fairborn approval process prior to submitting your application to the Architecture Committee. The Architecture Committee shall have up to sixty (60) days review.

Assessments are payable annually and are due no later than August 1 of each year. Any assessment not paid within thirty (30) days is considered delinquent and actions may include placing a lien against the property to include late payment penalties with interest.
